About the Service

I examine three dimensions standard inspections don't cover:

  • Orientation & directional influences — How the property sits in relation to cardinal directions
  • Internal configuration — How rooms relate to each other, where key spaces are positioned, how energy flows through the layout
  • Environmental context — What surrounds the property (buildings, water, landforms) and how external factors influence the space
No. That's Western feng shui. Classical Feng Shui is rigorous spatial analysis—how orientation, layout, and environment affect lived experience. It's strategic, not mystical. Analytical, not decorative.
Your surveyor checks structural integrity—walls, roof, plumbing, electrical systems. I analyze how you'll experience living there—how the spatial configuration affects sleep, focus, relationships, energy. Complementary, not redundant. You need both: one for the building, one for the lived experience.
No. You need to believe that spatial factors affect experience—which you already do intuitively. You know a room with good natural light feels different than a dark one. You know some spaces feel comfortable, others don't. This is systematic analysis of those factors.
Remote uses floor plans, location/orientation data, photos/videos, and a walkthrough call—fast and usually sufficient. On-site adds an in-person visit to verify details that don't fully show up remotely (surroundings and external factors). It's optional and quote-based.

The Complete Journey

Phase 1 (search) is 12 weeks, extensible if needed. Phase 2 (optimization) takes 2 weeks after purchase. Total timeline depends on how quickly you find the right property.
Excellent. We do the final deep-dive, you sign, and move to Phase 2. You've paid for strategic guidance and certainty, not just time spent—whether it takes 2 weeks or 12 weeks.
Extend by 4-week blocks (€1,200 each, includes 4 more analyses). No pressure to settle—we continue until you find the right property.
Yes. Extensions include additional analyses, or add individually at €250 each.
Phase 1 ends where you leave it. You've invested €2,000 in the guidance received. Phase 2 (€1,500) only begins after successful purchase—you don't pay for optimization you didn't use.
You have email/WhatsApp access for questions as you implement the blueprint. "Should the sofa go here or 20cm left?" "Can I swap these rooms?" I'm available to guide practical details.
Yes. Phase 2 begins when you're ready—immediately after purchase or months later when planning the move/renovation.
Legal/financial advice, structural inspections, or interior styling. This complements standard due diligence—it doesn't replace it.

Home Feng Shui

You receive a Feng Shui Report, plus a 90-minute walkthrough call and 60 days support for implementation questions.
No. It's not styling. It's functional setup priorities tied to orientation, layout, and flow—so the home supports how you live.
If renovation is major, we may recommend an additional design/architect coordination add-on. The base program focuses on decision + setup priorities.

Pricing & Payment

€3,500 total. €2,000 to begin Phase 1 (Search & Guidance) and €1,500 when Phase 2 begins (Optimization, after purchase). This structure ensures you only pay for optimization if you actually purchase.
The payment is already structured in two parts (€2,000 + €1,500). We can discuss further flexibility during the discovery call if needed.
Phase 1 payment (€2,000) is non-refundable once work begins. Phase 2 payment (€1,500) is only required if you proceed with optimization after purchase.
No ethical consultant can guarantee outcomes. The goal is to reduce decision risk and provide clear priorities—before you commit.

Process & Logistics

No. The service works globally. Analysis is done remotely using floor plans, photos, and coordinates. Consultation can be remote or on-site in Mallorca (both included). For properties outside Mallorca/Spain, on-site visits available as optional upgrade.
For each property: address, floor plans, photos (exterior and interior if possible), date of building.
Excellent. I can collaborate with your team. The analysis integrates with architectural/design plans rather than conflicting with them.
Yes. Phase 1 adapts to analyzing plans/options rather than existing properties. Phase 2 becomes integration with your architect/designer.

Each journey requires sustained attention over 12+ weeks—analyzing properties as they emerge, being available when urgent decisions arise. I can't provide that level of partnership to ten people simultaneously.
I'll tell you honestly during the discovery call. If I don't think I can help effectively, or timing isn't right, I'll say so. Sometimes the fit isn't there, and that's okay.
